Make three comparable scenarios
Write an as-is listing scenario, a repair-and-list scenario, and a direct-offer scenario. For each, state the exact condition at transfer, who pays for work, how long preparation might take, and which facts are uncertain. A lender or insurer may have its own property requirements, so do not assume every future buyer could finance the house as it stands. Ask the relevant professional about that buyer's actual requirements instead of treating damage as a universal financing prohibition.

Keep estimates honest about unknowns
Use dated repair scopes and comparable-sale advice that match the property. If access is limited or demolition could reveal more work, show that as uncertainty rather than a precise invented allowance. Review price changes, inspection rights, deposit terms, and closing dependencies in each proposed agreement. A direct cash purchase may reduce some preparation, but it does not remove title work or guarantee a completed transaction. Choose based on proceeds and responsibilities you can reasonably carry.
